The 16 page report will contain a basic check list of items inspected, notes on materials used, and a written narrative to elaborate any areas of concern.

The complete report is given to you, on site, at the end of the inspection or within hours, depending on the condition of the home.

You and your agent can access the report in a secure internet location using an internet capable computer and a modern web browser giving quick, secure and simple access.

The inspector will e-mail a web site link to you to access the report. There, you may review and make copies of the report. Any questions you have can be sent via e-mail to the inspector.

About the home inspection and pest inspection reports

Both reports will have detailed information about the home's construction, up grades, safety and maintenance tasks that will help keep your home and it's systems in good condition.

Sample reportsA balanced opinion of strengths and weaknesses will be presented. Not only stating the defects but also good points such as quality of materials, energy conservation, and builder's attention to details.

The report is made in accordance with the nationally recognized standard of practice by the Society of Home Inspectors (ASHI)

Clients are encouraged to attend the inspection so the inspector can verbally review the results and point out problem areas. Also by attending the inspection you will learn about the strengths, weaknesses, safety and general maintenance tips that could lengthen the life of your home. It is also an opportunity to ask questions or bring up concerns.

Most inspections range on average between two and three hours, depending on the condition and size of the home.

Scope of Inspection

The inspection is limited to a visual examination of major systems, components, and equipment on the premises and is intended to screen for major problems or significant safety risks, when clear visual clues exist. The inspector may not move furniture, lift carpet, remove panels, or dismantle any items of equipment. Thus, only those items that are reasonably observable at the time of the inspection will be included in the report.
